Haverhill is the Merrimack Valley city you find by underwriting it on the spreadsheet first. Mill-building loft conversions downtown, single-family stock from the 1920s to the 1960s in the Bradford and Northeast neighborhoods, and waterfront condo developments along the Merrimack on both sides of the river.

For our investor clients, Haverhill is consistently the most workable price-per-rent ratio in our service area. The commuter rail runs to North Station; the city has been pushing downtown reinvestment for two decades and the results are visible. For active-adult clients, the riverfront condos and Bradford ranches are the most common destination.

It is, fairly, a city — and not a small one. Inventory varies block by block, and the median listing has more spread than a small-town market. The right Haverhill house at the right price is one of the best values north of Boston. The wrong one is a lesson.
