Topsfield, MA.

The Fair, Bradley Palmer State Park, and Essex County's most consistent equestrian-property market — a town that protects what it has.

The town

What we know about it

Topsfield is the North Shore's quiet rural anchor. Two-acre minimum zoning, Bradley Palmer State Park, the Ipswich River Wildlife Sanctuary, and an active equestrian community give the town a specific character that the broader region doesn't replicate.

Our practice in Topsfield is concentrated in larger-lot single-family work and estate transitions. Many of our Topsfield clients are second-generation residents — they grew up here, left, and came back. The houses they inherited or are now selling carry forty or fifty years of family history; the work runs slower for that reason, by design.

The Topsfield Fair (the oldest continuously running agricultural fair in the country) and the fall foliage along the Ipswich River are the public face of the town. The private face is a real estate market with thin inventory, patient buyers, and a value floor that has held through every cycle.

Considering a move?

A conversation about Topsfield is the right first step.

Whether the move is in ten weeks or ten years, the same call gets it started — what you’re thinking, what you’re weighing, what would make this work.
