What we know about it

Wilmington gets less attention than its inside-128 neighbors but has been quietly tightening for ten years. The Route 93 / 129 industrial corridor anchors the western part of the town; the residential neighborhoods on either side of the commuter rail line tell the more relevant real estate story.

Our practice in Wilmington is most often move-up buyers from Reading and Stoneham — families that need more lot size and don't want to push price into Andover or North Reading. The single-family inventory is mostly 1960s and 1970s, with newer developments on the Burlington and Tewksbury lines.

For active-adult clients, Wilmington has been adding condo and over-55 stock at a steady rate. The Silver Lake area and developments along Lowell Street are the most common destinations. Highway access and the commuter rail (Wilmington and West Wilmington stations) are part of every Wilmington conversation we have.
